That "World's Fair Showcase" text is interesting; what does that mean? Was it bought there?

I wonder about that too! Seems New Orleans has had 2 World's Fairs, one in 1984 (much later than this card) and one in 1884 --- the World Cotton Centennial, which "covered 249 acres (101 ha), stretching from St. Charles Avenue to the Mississippi River, and was notable in that it could be entered directly by railway, steamboat, or ocean-going ship." The Pearl closed in 2015, after being open for "nearly a century". So it wasn't open as itself in 1884, but maybe the building was somehow involved?

I've been thinking Marion was a real estate agent. Funny if he was trying to sell a restaurant a state away, tho.
